ENCROACHMENT AGREEMENT (YPMC 12.24)

An “encroachment” is anything in the public right-of-way other than grass, Grass Crete, gravel, or asphalt driveways. No permits will be issued for new construction or remodel construction where encroachments exist in the public right-of-way until such time as an encroachment agreement demonstrating compliance with YPMC 12.24.010 is signed and recorded. Existing encroachments prior to June 13, 2006 shall be allowed to remain until an application for construction activity (new or remodel) is filed with the Town or when existing encroachments are modified. At that time, all encroachments must be brought into compliance. All agreements must be recorded with King County.

BOUNDARY LINE ADJUSTMENTS (YPMC 16.32)

A $1,250 fee must be paid at the time of application submittal and a pre-application conference is required. The complete application will be submitted to the Town staff and the planning commission for review and recommendation to the Town Council. The Town Council will make the final decision. All final boundary line adjustment (BLA) drawings shall be recorded with King County. NOTE: No BLAs are allowed which result in a violation of the zoning code and no non-conforming structures shall be allowed to remain on the lot upon approval.

SUBDIVISIONS (YPMC TITLE 16) / SHORT PLATS (YPMC 16.28) 

General Preliminary Plat Requirements (YPMC 16.12) include:
A pre-application conference is required and a fee of $1,250 must be paid at the time of application submittal. Application requirements are found in the YPMC 16.12.030. Design requirements are found in the YPMC 16.16. Additional improvements requirements are found in the YPMC 16.20.
The complete application will be submitted to the Town staff and the Planning Commission for review and recommendation to the Town Council. The Town Council will make the final decision.
 

Final Plat Requirements (YPMC 16.24)

The final plat shall not deviate from the intent of the preliminary plat upon which tentative approval was granted. Final plat requirements are found in the YPMC 16.24.040. They must also be “recorded.”

 

Short Plats (YPMC 16.28)

A short plat is a division of land into four or less lots. YPMC 16.16 and 16.20 apply. A pre-application conference is required. The applicant must meet the requirements of a final plat as specified in YPMC 16.24.040. The complete application will be submitted to the Town staff and the planning commission for review and recommendation to the Town Council. The Town Council will make the final decision. Final Short Plats shall be recorded with King County.
